Ever wondered how a project is being launched in Singapore? Developers do not magically launch a project out from no where. Land is scarce in Singapore. Land is controlled and parcels of state land are released via the Government Land Sales (GLS) programme. The URA & HDB acts as the agents in carrying out land sales mainly for commercial, hotel and private residential developments. Each programme is planned for and announced every 6 months. The GLS sites are released through two main systems – the reserve list and the confirmed list. Sites are usually sold on 99-year leases for commercial, hotel and private residential developments. Other lease tenures may be offered depending on the specific sites, e.g. some commercial sites may be offered for leases ranging from 15 years to 60 years.

Government Land Sales – reserve list
Definitions
Project / Location : The location or project name of the development.
Site Area : The area of land in which the development is located.
Plot Ratio : The density of the development within the specific site area.
Date Launch : The date in which the land parcel is being put up on sale by public tender.
Total no. of Bids : The total number of bids received from developers for that particular plot of land.
Date Sold : The date in which the land parcel is being sold by the Government to the developer. This date is the start of the tenure
Developer : The company that has been awarded to develop the site. (usually highest bidder) Sometimes, companies may form joint ventures to bid for a particular plot of land.
Land Cost : The amount of money that the developer paid to the Government for the piece of land. (The amount will be round off to the nearest million)
PSF : The per square foot cost of the land.
